A Snapshot of Your Day
- Stakeholder- and process-oriented management of the assigned real estate units according to economic aspects within the framework of budget and strategy specifications.
- Ensuring and monitoring repair, maintenance and modernization measures. Implementation of measures for sustainable energy and cost reduction.
- Efficient use of office, manufacturing, and warehouse spaces is crucial. The Property Manager works to optimize space allocation, ensuring that the facilities are being used effectively to support the company's activities. Execution of space handovers and space reductions
- Ensuring and monitoring that RE operations comply with internal standards and defined processes, including external service provider.
- Tenant relations and maintaining contact with tenants and relevant stakeholders on a daily business. Implementation of measures to meet requirements and maintain satisfaction of tenants in line with Siemens Energy's overall goals (value add).
- Collaboration on RE projects as needed. Essentially responsible for compiling documentation for technical due diligence on property dispositions. Supporting the Head of Property Management in the selection, commissioning and management of external and internal service providers. Participation in tenders for service providers and preparation of service specifications, in cooperation with the purchasing department.
- Regular discussions with suppliers and executing companies, specification and acceptance of services, ensuring quality of services and measures for supplier development. Ensuring that all properties are properly maintained, repaired, and upgraded as needed. This involves coordinating maintenance teams, addressing repair requests, and planning for necessary upgrades to keep the properties in optimal condition.
- Developing and managing budgets for property operations, maintenance, and capital improvements.
- Providing regular reports to senior management on property performance, expenses, and other relevant metrics.
- Utilizing property management software and technology to streamline processes, track property performance, and provide insights for decision-making.
- Ensuring and monitoring that properties comply with relevant legal, operational and owner specific regulations, specifications and guidelines (e.g., EHS) and safety standards. Identifying potential risks and implementing strategies to mitigate them. Collaboration in operational emergency management.
- Given RE's existing sustainability standards and programs, the Property Manager may be responsible for implementing sustainability practices within the real estate portfolio, such as energy efficiency measures, renewable energy integration, and green building certifications.
